All the public activities are on the ground floor, while the office block is on the first floor. The circular form of the building minimizes the surface area of the walls exposed to the heat. The use of a semi-open walkway and the foyer, coupled with smaller courtyards, provides opportunities to take in indirect light.

As a gesture to minimize impact on land and natural resources, the building footprint is kept to a minimum of 15000 sq.ft.; out of the total site area of approximately 5 acres.

Elaborate site studies were done before construction, to understand the topography, geology and flora and fauna on the undisturbed site.

The siting of the building and the landscape design and details were decided after various comparative studies of water flow, soil erosion and sedimentation control, retain vegetation, and using existing rock features. Thus, the impact on site is minimal, and where it occurs - it enhances the qualities of the land.

In parts of the site, where the gradient is steep, ‘contour trenching’ has been done so as to prevent further erosion. The entire Deccan Plateau has been subjected to intense erosion, over the years, which has resulted in a barren, rocky landscape. This site makes an attempt to stop this, and retain the valuable soil.
